Laying porcelain is a specialist skill. Many general builders get this wrong because they treat it like concrete slabs. Porcelain does not absorb water, meaning it will not stick to a standard mortar bed on its own.
At Breckland Paving, we follow the strict industry code of practice for porcelain installation:
Correct Sub-Base
We install a fully compacted Type 1 sub-base to prevent any movement or sinking.
Priming Slurry
We paint the back of every single tile with a specialist bonding primer (slurry) before laying. This creates a chemical bond between the non-porous tile and the mortar. Without this, tiles will eventually come loose and "rock."
Full Wet Bed
We lay tiles on a full bed of mortar, not "dots and dabs." This eliminates voids under the tiles, preventing them from cracking under the weight of furniture or foot traffic.
Exterior Grouting
We use a high-performance exterior grout that is water-resistant and flexible, preventing weeds from growing in the joints.

Is porcelain slippery when wet?
No. Exterior porcelain is manufactured specifically with a textured surface (R11 rating) to provide grip. It is significantly less slippery than wet timber decking or algae-covered sandstone.
Does it get hot in the sun?
Like any paving, it will warm up, but light-coloured porcelain reflects sunlight and stays cooler than dark slate or asphalt.
Can you lay porcelain on a driveway?
Yes, but we must use a thicker 20mm or 30mm “driveway specification” tile and a reinforced concrete base to handle the weight of vehicles. Standard patio porcelain is for foot traffic only.
How do I clean it?
Maintenance is incredibly easy. You don’t need expensive sealants or treatments. A simple sweep and an occasional wash down with warm soapy water or a pressure washer is all that is needed to keep it pristine.
